[ ] Rules, policies, design standards, and enforcement schedules
[ ] Articles of incorporation and current state entity record
[ ] Plats, surveys, deeds, easements, and common-property records
[ ] Development agreements and municipal approvals
[ ] Closing documents or title commitments from several lots
[ ] Recorded maintenance agreements
[ ] Lender, bond, or financing documents affecting shared property

GOVERNANCE AND DECISIONS
[ ] Current board/officer terms and contact method
[ ] Election, recall, removal, quorum, notice, amendment, and dissolution provisions
[ ] Meeting minutes for the most recent two years
[ ] Recent notices, violation letters, hearings, and appeals procedures
[ ] Pending votes, litigation, claims, or government actions

FINANCIAL AND OPERATING RECORDS
[ ] Current and prior two annual budgets
[ ] Assessment schedule and delinquency information
[ ] Bank balances and reconciliations
[ ] Reserve study or replacement plan
[ ] Current vendor contracts and termination terms
[ ] Recent invoices for each shared service
[ ] Tax returns, tax notices, and entity filings
[ ] Insurance policies, limits, deductibles, claims, and renewal dates
[ ] Loans, debt, leases, utilities, and recurring subscriptions
[ ] Asset list with ownership, condition, and estimated replacement cost

QUESTIONS TO LOG
[ ] Which document controls if two records conflict?
[ ] Which lots or households are subject to each obligation?
[ ] Who owns each shared asset?
[ ] Which obligations survive amendment or dissolution?
[ ] What notices, votes, signatures, lender consents, municipal actions, court procedures, or filings are required?
[ ] Who is qualified locally to answer the unresolved legal, tax, insurance, engineering, or planning questions?
